


Neighborhood Choice
The three rules in real estate are: Location, Location, Location. It is very important to select a location
that meets all of your requirements and will continue to have value to future buyers when you decide
to re-sell your home. Some questions to ask yourself are:
* What do I like/dislike about my current neighborhood?
* What transportation requirements do I have? (near train, proximity to highway, parking requirements)
* Do I want to have more space for less money?
* Do I want less space for better neighborhood amenities (close to the lake, shopping and restaurants)
* Will the unit I select attract future buyers?
Price Range
Your pre-approval letter will identify the top limit of your purchasing power. It will state how much you
are capable of borrowing to purchase a home. The range you are comfortable with borrowing may be
lower than your maximum ability. It is best to calculate how much your monthly payment will be at
different price levels to determine what you ideally want to spend. I am happy to assist you with this
if you wish. Most properties sell below list price. Therefore, we will search for properties a little
above (and below) your ideal purchase price.
Home Choice
Every home is unique. However, you will have ideal criteria that I will use in my research to identify
homes to tour:
* Preferred # of bedrooms & bathrooms
* Number of parking spaces - if any
* Outdoor space: private/shared deck, patio, back yard
* Type of building: high rise, low rise, single family home, town home, multi-unit
* Style of home: new construction, vintage, rehab, loft
* Additional amenities: hardwood floors, granite counters, fireplace, etc.
Touring
Once we have identified your ideal search criteria I will research current listings for your new home
and use my knowledge of the marketplace to identify the best candidates. After identifying the homes
that best match your criteria I will develop a tour, make appointments and show you the different
homes. During our tours you may wish to change your criteria. This often happens and when it does
I will do additional research and develop additional tours.
Offer Process
Once you have selected the property that best fits your needs, we will sit down and go over the
contract and determine where to begin in negotiation. We will negotiate points such as offer price and
preferred closing date. Once an agreement is made, all parties sign off on the contract and we have
a deal!
A/I Period
The 5 day period immediately after the contract signing is called the A/I period. This stands for
attorney review and inspection period. During these 5 days you will have the opportunity to hire an
attorney to review the contract and an inspector to survey the property.
Closing
The closing is where the transfer of the property actually occurs. The only people required to attend
the closing is the buyer's attorney, the seller's attorney and the closing moderator from the title
company. Many times the buyers are present as well as their real estate agent and their mortgage
broker. During this time the buyer will sign off on all mortgage documents, the bank wires the money
to the title company, and the transaction is complete!
